Cross Cultural Housing Program

Cross Cultural HousingThe Integrated Humanitarian Settlement Strategy (IHSS) is a national humanitarian resettlement program administered by the Commonwealth Department of Immigration and Citizenship. It aims to provide settlement services to refugees and other humanitarian entrants to assist them to settle successfully in Australia. In partnership with the Multicultural Association of Queensland (MDA) and the Queensland Program of Assistance to Survivors of Torture and Trauma (QPASTT), 4walls provides housing and housing related services to assist refugees to learn how to manage housing in the Australian context.

Another area of the Cross Cultural Housing Program is the Settlements Grants Program which provides community education, advocacy and support to migrant, and humanitarian clients to source and sustain housing. This program works closely with real estate agents and Culturally and Linguistically Diverse communities to build relationships that assist in the sustainability of housing for new an emerging communities.

 
Affordable Housing

Affordable Housing4walls has considerable experience managing properties for private owners who have developed affordable housing properties. Properties developed in this area are frequently subject to 10 year covenants and an associated Management Plan.

The project targets eligible tenants whose eligibility is determined largely by household income and additional conditions around residency, citizenship and home ownership. These properties are largely targeted towards essential workers, key workers and seniors. Often these properties have a Body Corporate operating to provide agreed services and 4walls has considerable expertise in this more commercial aspect of housing management. 

 
Community Housing

Community HousingThere are several housing types covered within the community housing portfolio. The majority of accommodation provided under this program is targeted towards eligible tenants identified in greatest housing need under the Queensland Government’s One Social Housing System administered through Housing & Homelessness Services in the Department of Communities. These clients are on the Department’s waitlist for social housing (sourced through community providers or public housing in the Department of Communities).

Our Studio Units program is a transitional program that provides boarding house style accommodation for single people who may also have a disability, be young, indigenous and/or culturally or linguistically diverse. The properties comprise of unit complexes of up to 40 tenancies in a single block, some have multiple blocks and other are refurbished motels. The level of amenity varies from self-contained units with own kitchen and outdoor space to a single room with shared cooking facilities and common space.

The Long Term Program provides a mixture of accommodation styles – detached housing, units, duplexes and terrace houses. Tenants are referred through the One Social Housing System Register of Need.

Community HousingThe Community Rent Scheme is a transitional housing program to provide housing for applicants waiting for social housing (including public housing) to become available. Housing is sourced from the private market through a headlease agreement that mirrors a General Tenancy Agreement, but is regulated by the Property Law Act. 4walls has operated with this program since 1991 and has allowed us to develop extensive relationships with the private sector including over 100 real estates as well as many large and small property investors.

The Transitional Mental Health Housing Partnership Program sits within the One Social Housing System. Under this program 4WALLS is funded to provide 32 tenancies for individuals referred by Queensland Health exiting the Royal Brisbane or Princess Alexandra Hospitals and who are homeless or at risk of homelessness Queensland Health provide intensive complex case support to clients housed under this program for a period of up to six months.

4walls operates with a number of partnership and management agreements on a fee for service basis where 4Walls manages properties on behalf of (a range) of other community service organizations allowing them to concentrate on core business.
